Local, low-impact materials. Solid walls and exposed concrete keep the interior cool without running air conditioning all day.
Facing openings in every apartment, so the air moves without a fan.

Blackwater goes through a treatment plant and a wetland, then irrigates the gardens. Greywater is filtered and returned to the aquifer. Rainwater is collected for toilets, showers, sinks and the washing machine.
